Two residences. One remarkable setting.
Nestled at the summit of the coveted Melissovouno area of Tala—one of Paphos's most sought-after neighborhoods—Gaia Hills offers something rare: an intimate development of only two 4-bedroom architect designed luxury residences for those who seek refinement and spectacular views.

Elegant Architecture, unparalleled location
Gaia Hills is positioned at the optimal elevation of 480 meters—above the humidity line—where cooling breezes and perfect temperatures create an unparalleled Mediterranean sanctuary.
Designed by Vardastudio, each home combines clean contemporary architecture with generous indoor-outdoor living, private landscaped grounds and uninterrupted views towards the Mediterranean.

Redefining Architecture

Gaia Hills does not begin with a standard villa plan.
Each residence has been designed specifically for its plot, responding to the orientation, topography, views and Mediterranean climate.
Strong horizontal lines, natural materials and extensive glazing create a contemporary architectural language without competing with the surrounding landscape.
Inside, open living spaces flow naturally towards shaded terraces and the pool, creating homes that work equally well for quiet everyday living and entertaining.
Designed around the landscape.
Indoor x Outdoor Living

Made for life in Cyprus.
At Gaia Hills, the distinction between indoors and outdoors is deliberately softened.
Generous glazing opens the principal living spaces towards covered terraces, gardens and pools, while carefully positioned shaded areas provide places to dine, relax and entertain throughout much of the year.
Above, each residence has its own panoramic roof terrace — a private space for morning coffee, evening drinks and Mediterranean sunsets.
Specification Is Everything

Considered beyond what you see.
The quality of a home is defined as much by what sits behind the finishes as by the architecture itself.
Gaia Hills has been designed with long-term comfort, energy efficiency and everyday practicality in mind.

Meet The Founders
Created by people who made the move themselves.
Gaia Living was founded by Alex and Victoria Harris, a British-French family who chose Cyprus as the place to raise their family and build their future.
Their experience of relocating to the island shaped the idea behind Gaia Living: to create the kind of home they themselves had looked for — architecturally considered, practical for year-round family life and positioned in places that make living in Cyprus exceptional.
Rather than developing at scale, Gaia Living takes a highly personal approach, working closely with architects and specialists to create a small number of carefully considered homes.
For purchasers, that also means direct access to the people behind the development.

Co-Founder & Development Director
Alex Harris
A UK-qualified Chartered Accountant, Alex spent his professional career working on complex international transactions before relocating to Cyprus with his family.
His financial and project-management background informs Gaia Living's approach to development: careful planning, considered decision-making and close attention to both quality and detail.
Alex holds a BSc in Business Administration.

Co-Founder & Director
Victoria Harris
Victoria is an expert project and event manager, with extensive operations experience.
Previously the operations director and founding management team member of a spectacular renovation project; five grade II listed townhouses in central London.
She holds a BSc in Business Administration and is fluent in German, French and English.
